L’intervento di riqualificazione firmato da DEGW ha l’obiettivo di modernizzare l’immobile suddiviso in due torri e favorire la sua integrazione col territorio circostante, trasformandolo in una sorta di oasi metropolitana, con grande attenzione ai più moderni standard legati all’ESG.

L’obiettivo è infatti l’ottenimento delle certificazioni LEED livello Platinum e WELL livello Gold, oltre ad avere la predisposizione per ottenere la certificazione WiredScore. Per farlo, il progetto si basa su scelte costruttive e tecniche attente alla sostenibilità, come il risparmio energetico, l’utilizzo di energie rinnovabili, l’accumulo dell’acqua piovana per impianto idrico e irrigazione.

L’approccio progettuale nasce dallo studio e dalla conoscenza delle esigenze dei possibili tenant: flessibilità, funzionalità e frazionabilità sono le milestone per un’architettura timeless e riconoscibile. Il nuovo progetto modificherà l’immobile al fine di renderlo un edificio per uffici multi-tenant.

Un focus importante è rivolto alle aree esterne, che si estendono per 5.300 mq e saranno valorizzate e arricchite con numerosi servizi: parcheggi e posti bici con colonnine di ricarica elettrica, aree picnic e relax, zone meeting, uno spazio dedicato all’agricoltura urbana e un’area espositiva aperta che potrà accogliere mostre e iniziative artistiche. Aree comuni, insomma, studiate per promuovere l’interazione e la collaborazione. A completare il progetto, due rooftop esclusivi e l’installazione di quattro ascensori panoramici all’esterno del building, che guardano verso la città.

The redevelopment project designed by DEGW aims to modernise the building that will be divided into two towers and help incorporate it in the surrounding area, so it is transformed into a sort of metropolitan oasis, with a focus on meeting the latest ESG standards.

The goal is, in fact, to be awarded Platinum level LEED and Gold level WELL certification in view of eventually obtaining WiredScore certification. The project aims to achieve this by drawingon building methods and technology attentive to sustainability, such as energy saving, the use of renewable energy, and rainwater storage for the water system and irrigation.

The design approach is based on a study and understanding of the needs of potential tenants: flexibility, functionality and divisibility are the milestones for timeless and clearly recognisable architecture. The new design will modify the building to turn it into a multi-tenant office building.

There is a real focus on the outdoor areas, which cover 5,300 square metres and will be enhanced and embellished with numerous amenities: parking space and bike stands complete with electric recharging stations, picnic and relaxation areas, meeting areas, a space dedicated to urban farming and an open exhibition area for hosting exhibitions and art projects. In a nutshell, communal areas designed to promote interaction and cooperation. The project will be completed by two exclusive rooftops and the installation of four panoramic lifts on the outside of the building overlooking the city.
